At 20/20 Inspections, we follow a thorough and systematic process to ensure every aspect of the property is evaluated comprehensively. Here are the five key steps involved in a typical property inspection:

Consultation & Scheduling

At 20/20 Inspections, we believe in providing exceptional service from the very beginning, which is why we offer a free consultation to all our prospective clients. During this initial consultation, you’ll have the opportunity to discuss your specific needs and concerns directly with one of our experienced team members.  This consultation is designed to give you a clear picture of what to expect, how we can assist you, and to ensure that you feel confident and informed before proceeding with scheduling a full inspection.

Pre-Inspection Preparation

Before the inspection begins, our inspector carefully reviews any relevant documents provided by the client, such as previous inspection reports, property disclosures, and maintenance records. This background information helps the inspector understand the property's history and any existing concerns.  Ensuring all necessary tools and equipment are in good working order is also a part of this preparation phase, enabling the inspector to perform a comprehensive assessment.

Full Property Inspection

During a full inspection at 20/20 Inspections, our certified inspectors meticulously evaluate the property’s exterior, interior, and systems to provide a comprehensive assessment.  The exterior inspection covers the roof, foundation, exterior walls, landscaping, and driveways, checking for signs of damage, structural issues, and proper drainage. Inside the property, the inspector examines walls, ceilings, floors, electrical systems, plumbing, HVAC systems, and insulation, ensuring each component is in good condition and functioning correctly. Additionally, major appliances, water systems, and safety features like smoke detectors are tested for performance and reliability.

Detailed Inspection Report

After the inspection, our inspector compiles an inspection report that includes photographic evidence of any issues or areas of concern, along with descriptive notes explaining the condition and significance of each finding. The report provides a summary highlighting major issues and recommended actions, helping clients prioritize repairs or further evaluations. This detailed documentation not only serves as a valuable reference for current property conditions but also assists in making informed decisions about property maintenance, negotiations, or future investments.

Post-Inspection Consultation

The post-inspection consultation at 20/20 Inspections is designed to ensure that clients fully understand the inspection report and are equipped to make informed decisions. During this consultation, our inspector reviews the detailed findings with the client, explaining the significance of each issue and answering any questions that arise. This discussion provides clarity on potential problems and recommended actions, helping clients prioritize necessary repairs or further evaluations. The inspector also offers guidance on next steps, whether it's negotiating with sellers, planning maintenance, or addressing immediate concerns.
